Is detection of radon a reason to cancel a home sale?

A home buyer recently wrote to the Washington Post about how, in their professional home inspection, the inspector found they had a faulty garage door and high levels of radon. It was advised that they cancel the contract based on the garage door. But instead of focusing on an early repairable garage door, wouldn’t the high radon levels have also enabled the buyers to cancel the sale?

Radon is a colorless, odorless gas that permeates through the ground in some areas. If you breathe in too much of it, it can cause a lot of physical problems, especially in young children, who may experience all sorts of physical and developmental issues.

Professional home inspectors don’t generally test for radon, but almost every home buyer should have a test done. These tests often include leaving some sort of collection device at the home for a short period of time and then sending the device to a lab to have the results read.

A New Radon Action Plan is Being Developed: But It Won’t Work Unless We All Get Involved

After nearly 30 years of operating since the passage of the 1988 Indoor Radon Abatement Act, AARST has routinely notified policy makers that more Americans may be at risk from radon than ever before, despite years of government, non-government and industry effort to address radon risk reduction. In 2010, nine federal agencies came together to develop the Federal Radon Action Plan and to launch more than 30 new projects that promote radon action through three approaches:
• Testing for and mitigating high radon in buildings using professional radon services.
• Providing financial incentives and direct support where needed for radon risk reduction.
• Demonstrating the importance, feasibility and value of radon risk reduction.

Atlanta homes built with radioactive concrete

An entire condo building in metro Atlanta was built with radioactive concrete, according to an inspection report obtained by the 11Alive Investigators. It's a relatively new phenomenon where radon inspectors and remediation companies are finding the gas emanating not just from the soil but also from building materials.

Radon is an invisible, odorless, radioactive gas that claims more than 20,000 lives a year, according to Environmental Protection Agency. As radioactive particles decay in the lungs, they can cause lung cancer. The EPA estimates 7,000 of the people who die from radon-induced lung cancer are non-smokers. In fact it's considered the number one cause of lung cancer in non-smokers.

"Your entire life, you're accumulating a dose exposure," said Matt Koch with Southern Radon Reduction. Casual exposure isn't a problem, but living with elevated levels of radon in your home for years can be deadly.

Senate panel OKs plan for more radon prevention in new homes

DES MOINES, Iowa (AP) - Builders in Iowa would be required to install radon mitigation systems in new homes under legislation that has won approval in an Iowa Senate committee.

The bill moved out of the State Government Committee on Wednesday. Under the proposal, new homes must be built with radon mitigation pipes. If the homeowner discovers radon, they can add a fan to use the system.

Radon is a colorless, odorless gas that can leak through cracks in building foundations. The U.S. Environmental Protection Agency calls radon the second-leading cause of lung cancer in the U.S. The agency also says Iowa's 99 counties are in the agency's highest risk zone for exposure.

A similar bill was approved by the Democratic-majority Senate two years ago but failed to advance in the Republican-controlled House.

Canada’s Largest-Ever Home Radon Testing Results Released

The BC Lung Association on January 26, 2015, released the results of the largest ever community-wide home radon testing project done in Canada. Getting more British Columbians to test their homes for radon – the second leading cause of lung cancer after smoking – is a priority for the BC Lung Association. As is ensuring people know how to mitigate a radon problem, if one exists.

During winter 2014, radon test kits were distributed to more than 2000 homes in Prince George and 230 homes in Castlegar and surrounding areas – two areas of the province known to have elevated levels of indoor radon.

Measured in becquerels per cubic metre (Bq/m3), Health Canada recommends home radon levels not exceed a safety threshold of 200 (Bq/m3).On average, one in three Prince George homes and one in two Castlegar homes tested above Health Canada’s suggested safety threshold.

4 New American National Radon Standards Released By AARST

The American Association of Radon Scientists and Technologists (AARST), has released four American National Standards for radon measurement and mitigation that will greatly enhance radon risk reduction in the United States. These new standards will be available for shipping on February 1, 2014 at www.aarst.org/bookstore.shtml

The new ANSI-approved standards were developed by the AARST Consortium on National Radon Standards, and include advances in consensus standards for mitigating radon in multi-family housing, and in large buildings and schools, as well as standards for measuring radon in single family homes and in large buildings and schools.

Gary Hodgden, Chair of the AARST National Radon Standards Consortium Executive Stakeholders Committee, announced that the four standards approved through the ANSI accredited process include:

The AARST 2015 International Radon Symposium welcomes the participation of members of the scientific and medical community, radon testers, diagnosticians, mitigators, educators, public policy leaders and business leaders as well as consumers, both nationally and internationally.
Abstracts: Your abstract should convey in 150 words or less, the essence of the intended presentation clearly indicating the contribution it will make. Abstracts will be screened by the AARST Editorial Board. Authors who are not experienced in writing abstracts should look at examples of abstracts from previous symposia and duplicate their format. These can be found on the AARST.org website. Abstracts which do not follow this accepted format will not be accepted.

Through Enhanced NRPP Certifications

Beginning September 28, 2014, AARST-NRPP will offer three (3) Enhanced Certifications to the base certifications for NRPP Measurement and Mitigation Professionals.

This is in recognition of specialty areas of advanced practice (and specialty standards) that include new opportunities for committed radon professionals who are seeking to excel.

Application for the following enhanced certifications will be available as of September 28, 2014:

1. An Enhanced AARST-NRPP Certification for Multifamily Measurement application will be available to anyone with a current NRPP based certification of either a NRPP Standard or NRPP Analytical Service Provider.

2. An Enhanced AARST- NRPP Certification for Multifamily Mitigation application will be available for any currently certified NRPP professional with a base RMT certification.

On the Ground in Warren County, IA

We are wrapping up Warren County's three-month long Radon Grant by distributing 180 short term radon kits to the general public to Warren County residents. We then received the results from most of those radon kits and sent follow-up letters to those with high results over 4 picocuries per liter. Some called and discussed the next step in the process and then directed to procedures of the Iowa Department of Public Health and a list of certified radon mitigators.

WBRE in Wilkes-Barre Hosts Two Hour Radon Program

On January 26th, the media station WBRE in Wilkes-Barre PA agreed to host radon professionals from the Department of Environmental Protection for a call-in program. Participants were on air for two hours doing occasional on-camera interviews and answering viewers' calls. The program reached approximately 19 counties and 1.5 million viewers!
